We are a construction and development company based in British Columbia. For more than fourteen years we have planned, built and delivered residential and commercial projects, and the whole company runs on one idea borrowed from Japanese manufacturing: kaizen.
The idea
Small improvements, made every time, compound into excellence.
Kaizen (改善) is the discipline of continuous improvement. It does not ask for a revolution. It asks that every person, on every project, notices what could be better and changes it. Over fourteen years those changes add up to a company that builds faster, cleaner and to a higher finish than it did the year before.
We apply it to four things: the procedures we follow, the construction practices we use on site, the technology we adopt, and the aesthetics of what we hand over. Each one has its own review at the end of every project.

Procedure
Every phase of a project, from site acquisition to deficiency sign-off, has a written procedure with a named owner. When something goes wrong, we fix the procedure, not just the problem. When something goes right, we write down why, so it happens again on the next site.
This is what lets us take on approvals across the Okanagan and Metro Vancouver without reinventing the process each time, and what lets a client see exactly where their project stands on any given day.
Construction practice
How a wall is framed, how a membrane is lapped, how a slab is cured in an Okanagan July: these details decide whether a building is still tight and true in thirty years. We run our own crews alongside long-standing trade partners, and we hold both to the same standard.
After each project the site team sits down with the office and goes through what slowed us down, what cost money, and what a client noticed. The answers go into the next build plan.
Technology
We model every project in 3D before the first excavation, so clashes are found on a screen instead of on site, and so a client can walk through their home before it exists. We choose materials and systems for how a building performs over decades, not for how it photographs on completion day.
Sustainable choices are made where they make the building better to live in: envelope performance, daylight, durable finishes, lower running costs.
Aesthetics
Proportion, light and material are decided early and protected all the way through construction. Architecture and interior design sit in-house, which means the person who drew the kitchen is the person who signs off on the kitchen.
The 2026 Georgie Awards recognised that in three categories at once: the building, the kitchen and the display suite.

Plan thoroughly
Feasibility, budget, approvals path and a 3D model before anything is committed. Surprises are cheapest here.
Build precisely
Documented procedures on site, one point of contact for the client, and a weekly written update with photographs.
Review honestly
A structured post-project review with the site team, the office and the client. What slowed us down, what cost money, what could be finer.
Improve always
The review changes the procedure. The next project starts from a better baseline. That is the whole method.

2026 Georgie Awards
The Georgie Awards are British Columbia's residential construction awards, run by the Canadian Home Builders' Association of BC. Legacy on Lakeshore was named a finalist in three categories.
